Terms of use
Updated:
These terms cover your use of the Bina iPhone app, the public statement pages and the bina.sayfa.app website. By using Bina you accept these terms.
The service
Bina manages the dues of an apartment building or a site: the manager plans the year’s budget, charges every unit its share, records payments, spends with a receipt for every expense and closes the year with an account the residents can check line by line. Bina is not an accounting package: no double-entry chart of accounts, no e-invoice, no payroll, no tax filing. We may change the service from time to time to improve it.
Bina records payments, it does not process them
Bina does not process payments. A bank transfer, cash or a resident’s “I paid” claim is recorded and confirmed by the manager; bank statements are imported and matched by the unit’s payment code. Bina is not a bank, a payment institution or a collection service. Dues are not paid through Apple’s in-app purchase.
Your account
- You sign in with Apple or with a 6-digit code sent to your e-mail. There is no password. Keeping your account and devices safe is your responsibility; you can end your sessions in Settings.
- One account can belong to several buildings. Your role in a building (manager, board member, auditor, owner, tenant) decides what you can see and do there.
- You can delete your account at any time as described on the delete account page.
A building’s accounts: the manager is responsible
- Whoever creates a building becomes its manager. The dues plan, the charges, the recorded payments, the expenses, the year-end close and the correctness of the building’s accounts are the responsibility of the manager and the management. Bina does not keep the accounts in their place and does not audit them.
- The ledger is append-only; a mistake is corrected by a reversing entry, not by deleting. This is so that residents can check the accounts.
- A building’s records belong to the building. The manager can export them at any time, on every plan, as a spreadsheet and a ZIP of receipt files.
- For residents’ personal data the data controller is the building’s management. It is the management’s responsibility to process that data in line with Personal Data Protection Law No. 6698 and to inform residents. Bina processes it on the management’s behalf; a manager accepts the data processing agreement when creating a building. Details are in the privacy policy.
- Complying with the legal duties of keeping books, decisions and notices (Condominium Law No. 634) is the management’s responsibility.
Free for residents
Residents pay nothing to use Bina. A building’s manager can use Bina free for up to 10 units.
Bina Pro
For more units and the manager tools, the manager subscribes to Bina Pro. The subscription is sold through the App Store; Apple takes the payment, Apple’s terms apply, and it is managed and cancelled in the iPhone’s subscription settings. Refund requests go to Apple. Subscriptions renew at the end of each period until cancelled; cancellation takes effect at the end of the current period. Prices are shown in the App Store. When a subscription ends, the building’s records are not deleted; all records stay readable and exportable.
Support access
Bina staff cannot see a building by default. We can help if the manager grants read-only access for 7 days, revocable at any time; every read shows in the building’s Activity log. Bina does not write entries into a building’s ledger itself.
Unacceptable use
You may not use Bina for unlawful purposes, in a way that infringes others’ rights, to try to reach another building’s data, to overload our servers or to try to bypass security measures. We may suspend accounts that seriously breach these terms.
Liability
We build Bina with care but cannot guarantee that the service will be uninterrupted or error-free. To the extent the law allows we are not liable for indirect damages or lost profit. Bina is not responsible for errors in a building’s accounts, for whether payments were actually made, or for the management’s decisions. Your rights under consumer law are unaffected.
Ending
You can stop using Bina and delete your account at any time. If we shut the service down entirely we will announce it in advance and give you time to export your records.
Changes
When we change these terms we update the date on this page. We also announce important changes in the app.
Governing law
These terms are governed by the laws of the Republic of Türkiye.
